Basis of our Recommendation

NBCC Ltd is strategically transitioning towards a redevelopment-led project management consultancy (PMC) model, which now constitutes 60% of its substantial INR 1.3 trillion order book. Management has indicated a strong revenue ramp-up is anticipated in FY27, contingent upon the resolution of pending approvals for key projects, including the GPRA redevelopment. This pivot not only enhances revenue potential but also positions NBCC favorably within the competitive landscape, as it diversifies into the REIT space, potentially unlocking new revenue streams through asset refurbishment. Vista's financial outlook reflects this optimism, projecting improved margins as operational efficiencies are realized, despite current revenue growth moderating compared to historical performance. The expected upside of approximately 23.8% aligns with the company's fair valuation, suggesting that the market has yet to fully price in the potential from its robust order book and strategic initiatives. However, the execution of these plans is sensitive to regulatory bottlenecks, which could pose challenges in the near term. Overall, while the infrastructure sector is expanding, NBCC's ability to convert its backlog into active projects will be critical over the next 12-24 months

Analysts' Viewpoint
NBCC's focus on redevelopment projects enhances its growth outlook, with potential margin expansion from higher-margin projects and diversification into the REIT space. However, execution challenges persist due to regulatory bottlenecks and a high concentration of projects pending mobilization. Key catalysts include anticipated Cabinet approvals for major projects and the finalization of the Supertech project, which are expected to drive revenue growth in FY27.
